This tax is paid to the state and is calculated from the market value when receiving the property, but it is calculated from the net area and not the total area
It is divided into three sections:
Commercial real estate: VAT (18%)
Residential real estate, if the net area in the housing unit is greater than 150 m2: value added tax (18%)
Residential real estate, if the net area in the housing unit is less than 150 sq.m: the value added tax varies from 01% to 18%.
1 - This tax varies according to the real estate area, the level of construction, and the price per square meter of the land on which the property is based.
For example: If the type of construction is luxurious and of the first degree, and the price per square meter of the land on which the property is based is more than 1.000 TL, and this is currently applied to most projects, the value-added tax will be 18% if the building permit was issued after 01/01 / 2013, but if the building permit was before 01/01/2013, the value-added tax will be only 1%.
2- Ownership registration deed tax :
The value of the tax is 4% to be paid at the Land Registry in Turkey. This tax is imposed when registering title deeds, that is, when registering the title deed and it is calculated from the actual value of the property while writing the title deed for the new buyer name.
3- Fees paid only once:
Translation and certification of the buyer's passport into Turkish: $ 30 USD.
Fee for obtaining the title deed of the property (title deed) in the name of the new owner: $ 90.
Sworn translator summons fee (registered with the Translators Syndicate of Turkey): 100 USD.
Fee for submitting an application for transferring the property ownership (to be paid to the Maps Office at the Land and Land Registry Department): 200 USD.
Registering the water meter in the name of the new buyer of the property:

Register the electricity meter in the name of the new buyer of the property:

Turkish municipalities impose on real estate established within the region under the municipal service an annual fee of three in ten per thousand (0.03%) of the property value
Insurances against earthquake risk, God forbid, which is mandatory for property owners, as a fixed national tax value is imposed for this insurance, and it is paid to an insurance company, and usually does not exceed 0.1% of the property value.
5- Monthly service fees:
And it is the service fees available in the residential complexes, such as playgrounds, gardens, swimming pools, workers and other services
All owners of real estate in the complex participate in it, in a fixed monthly fee, to be paid to the company based on the services of the complex, in order to maintain and maintain all the services, cleaning works, etc., until you find the complex in the best way.
This fee varies from project to project, and ranges between 1.0 - 1.5 $ per square meter, as a maximum.
